Although Xavier's School is entirely fictional, the shape of it has been taken from the Comics and Movies.

Xavier's School is located in Salem Center. Its campus encompasses sprawling grounds and a mansion, and includes access to a patch of the woods and a lake. The location is the family home of Charles Xavier, but many customizations have been done to transform is into a boarding school for mutant students. It also is home of the X-Men.

The grounds are quite expansive including not just the mansion itself but Spuyten Dyvil Cover (with a boathouse), access to Breakstone Lake and a portion of its beachfront, a large section of wooded area, a basketball court, an olympic-sized swimming pool, sprawling gardens and more.

The school itself houses a variety of rooms and resources including: a spacious, fully stocked kitchen; a dining room and parlour room; dorm rooms (segregated by gender); classrooms and a study hall (of course), a large gymnasium with all of the sports equipment teens could possibly need as well as workout gear, a common room with plenty of seating room and state of the art entertainment system, pool table, etc.; workshop and garage; an infirmary in case of injuries; a fully functioning library with an impressive, extensive collection; and a music room, just to name a few. Recent additions include mutant training rooms and separate lounges for students of varying ages.

The school does enforce a code of conduct which includes a curfew and clearing all off-campus guests through faculty before bringing them on the grounds. The full list of rules and regulations are made available to each and every student when they enroll at the school.

The entire building is wheelchair-accessible.
